A table dressed for feasting together, a secure garden for the dogs and little ones to play and a house packed with character that tells stories of its past along with interiors layered with considered vintage finds and thoughtful touches.

About
Rambling farmhouse with hot tub
Grand yet cosy in feel, full of character and history. Like people, the Farmhouse is many layered from medieval bones to Georgian additions, high ceilings meet oak beams, with four floors of rambling rooms to escape to. The big farmhouse kitchen invites you to slow down over long dinners and lazy breakfasts. Choose between a lounge with woodburner or snug to retire with a good read or film. This home has been filled with vintage and new, to reflect the passing of time in this farmhouse, this house demands to be lived-in and loved, balancing the warmth of an authentic English country home with just enough uniqueness to make it feel special.
Sleeping ten across five welcoming bedrooms, there's room here to really spread out — whether you're gathering the whole family under one roof, celebrating that special occasion or finally making that girls' weekend happen. This is the kind of big house stay where there’s room for all.
Living space
The Kitchen & Dining Room
The front door opens straight into the heart of The Farmhouse - it's kitchen. A big old table sits at the centre of it all, the kind you pull chairs up to for a cup of tea at nine in the morning and don't leave until well past midnight. Everything happens here. The cooking, the eating, the long winding conversations that only seem to happen on holiday.
The kitchen itself is dressed in shaker-style cabinetry alongside freestanding dresser, open raw wood shelves, a hanging ladder softened with greenery, and underfloor heating for warm tootsies. A range cooker, American fridge freezer and Belfast sink make the serious cooking easy, with a coffee machine, microwave, liquidiser and a full complement of crockery, glassware, utensils and serving dishes to handle anything from a lazy breakfast to a proper feast for ten.
The Lounge
An open plan lounge with woodburner means you can move seamlessly from cooking, eating and lounging all in one space. With lake views and window seat to curl up, two generous sofas this is where you'll sip pre-dinner cocktails and retire with a nightcap. Light the fire, sink in, and let the evening take its time. This is where conversations continue long after dinner, where someone inevitably falls asleep under a blanket and games played with plenty of laughter along the way.
The Snug
Tucked away at the rear of the house, the snug is the room for those who need a quieter corner. Burnt orange, warm taupes and deep greens make it feel genuinely timeless — Two sofas, a biofuel stove for a no faff real flame, bookcases full of good reads, or the TV to stream whatever you've been saving. Views from the window look out over the lake in this sanctuary. This is the escape from the mêlée — and every large houseful needs one.
The Boot Room & Utility
Country houses and muddy expeditions go hand in hand, and The Farmhouse has you covered. The back door opens into a rear porch leading through to a generous boot room — space enough for ten people's clobber - wellies and walking gear, plus everything for the dogs. A downstairs cloakroom and utility room lead off here, so the chaos stays contained and the rest of the house stays clean.
The Games Den
From the rear hallway, a door leads down to the basement . A pool table, games console and pallet sofa make it the natural landing spot for kids of all ages, leaving the adults in possession of the sitting room upstairs. A side door leads out directly to the side garden and hot tub, which is the perfect outdoor space for ball games and a little shade.
The Bedrooms
The Farmhouse boasts five generous bedrooms with flexible sleeping arrangements for whatever your group need, and all of their own style.
Bedroom One — The Sunflower Room
The Sunflower Room looks out over the lake and catches the kind of light that makes mornings feel like a gift. The zip-and-link beds mean it works equally well as a king for couples or twin beds for friends sharing — Sunny yellows meets moody taupes, with a vintage dressing table and chest of drawers.
Bedroom Two — The Rose Room
The Rose Room has a certain romance about it. An original fireplace, wooden floorboards, lake views and an en-suite that stops you in your tracks — a roll top bath positioned to look out over the garden. Zip-and-link beds again offer the flexibility of a king or twins. Dusty pinks and soft greys make for a relaxing room to get a great nights sleep.
Bedroom Three — The Wisteria Room
Dressed in greens and pinks with a nod to the climber which creeps across the house, the Wisteria Room is a king bedroom with fitted cupboards it glows with warmth and calm. It looks out over the garden, and has it's own en-suite shower room just off the bedroom.
Bedroom Four — The Lavender Room
The Lavender Room is the dual-aspect room right at the end of the house— high ceilings provide the luxury of space. An en-suite with a bath and shower over make this a self-contained retreat perfect for Mum and Dad, or the Hen. A grown-up room with a genuine sense of space decorated in deep aubergines and warm pinky taupes, there's drama and calm here, and genuinely tucked away.
Bedroom Five — The Iris Room
Up on the second floor, tucked into the eaves, the Iris Room has the charm that only the top of an old house can offer — sloping ceilings, a sense of seclusion, and a separate dressing area with a single bed that makes it perfect for a Kids sharing a sleepover, a solo guest who wants their own floor entirely or two girls wanting their own little space. There is something wonderfully private about sleeping at the top of a house.
Outside
The secure grounds offer wooded valleys and lake views stretching out beyond a large lawned garden. A generous terrace sits to the front of the house with an outdoor dining table for feasting and lounge seating with a fire pit. Steps lead down from the terrace to a lower lawn overlooking the lake, where you'll find the hot tub tucked behind wooden sleepers for privacy. Directions and Parking
The Farmhouse is situated near Stanford Bridge Worcestershire. To access there is a private road which serves the farm, The Farmhouse has its own driveway with five bar gate. There is parking for five + cars.
Situated 1 hour from Birmingham / 30 minutes from Worcester / 2 hours from Bristol. It makes for the perfect midway point for gatherings.
